The Hamptons the way it used to feel.

About Ocean View Terrace Inn

Ocean View Terrace Inn has been on Shinnecock Bay since the 1950s, when the property was established as a small waterfront motel in Hampton Bays, the easygoing western end of the South Fork that has always been more working community than celebrity destination. The current family took over and renovated the property: 17 individually styled rooms, each with its own coastal personality, and a dark marine blue exterior with pink doors that makes the building immediately recognizable from Montauk Highway. The history of the inn is displayed throughout the property in the way that only a family business passed down through generations can pull off. Hampton Bays is the part of the Hamptons most visitors drive through on the way somewhere else. That is precisely its appeal.

What Ocean View Terrace Inn Is Known For

Ocean View Terrace Inn has been renovated by a family that understood what to change and what to leave alone. The 1950s exterior, the blue siding, the pink doors, stayed exactly as they were. The bathrooms were rebuilt. The rooms were individually styled. The hospitality was already there. The result is a property that reads immediately as somewhere specific: a Greek family's waterfront motel on Shinnecock Bay that has been hosting guests since the 1950s and is more invested in that identity today than it has ever been.

Worth Knowing

  • The property is seasonal, open late April through November. It does not operate year-round.
  • The private bay beach requires crossing Montauk Highway, which carries consistent traffic including commercial vehicles during morning and afternoon commute periods. Guests with young children should plan accordingly.
  • Rooms without kitchenettes include a mini-refrigerator but no microwave. Book a kitchenette unit or suite if in-room cooking matters.
  • The front desk closes in the evenings. Contact the property before arrival if you expect to check in late.
  • Montauk Highway sees heavy weekend traffic heading east in summer Fridays and returning west on Sundays. Timing the drive around those windows makes a meaningful difference.

Each is individually styled with its own coastal character and includes a mini-refrigerator, coffee maker, TV, free WiFi, air conditioning, and a private bathroom. Renovated bathrooms feature rain showerheads throughout. Efficiency units add a full kitchen setup with stove and microwave. Suites have separate sleeping and living spaces with room for four. The private bay beach with Adirondack chairs, chaise lounges, and umbrellas is directly across the road. Complimentary Southampton ocean beach passes are available at the front desk on a first-come basis. Free parking is directly in front of each room. The grounds are maintained with colorful seasonal plantings and have a serene, unhurried quality that guests consistently describe as the thing that made the stay feel different from the rest of the Hamptons.

The Experience

Mornings start in the Social Den with complimentary continental breakfast: pastries, fruit, and coffee, alongside whoever else is staying and the kind of conversation that happens when people are on the same quiet bay with nowhere urgent to be. Adriana, Yanni, and Richard text back quickly with specific knowledge of where to go and what to skip. The pool is well-kept and uncrowded by the time most Hamptons properties are at capacity. At some point in the afternoon, guests cross the road to the private bay beach and stay longer than planned. By the second morning, most guests who booked one night are wishing they had booked two.
