ARRIVE Palm Springs
1551 N Palm Canyon Dr
Palm Springs, CA
The adults-only Palm Springs compound where the design came first and check-in happens at the bar.
About ARRIVE Palm Springs
ARRIVE Palm Springs opened in 2016 in the Uptown Design District on North Palm Canyon Drive. The property was conceived by Palisociety co-founder Chris Pardo, who designed the building as a response to Palm Springs' modernist architectural heritage: Corten steel, raw wood, and poured concrete, with butterfly roofs and clerestory windows that bring natural light into every room. The result reads as contemporary desert architecture with modernist bones. The compound is adults-only, organized around a 42-foot heated pool and oversize spa. Cartel Coffee Lab operates on the property. ARRIVE is part of Palisociety, a boutique hospitality group with a small portfolio of design-forward independent properties.
What ARRIVE Palm Springs Is Known For
Among the things ARRIVE Palm Springs does that distinguish it: check-in is a bar and a welcome drink, not a desk and a keycard. Staff communicate by text. The design came from the co-founder who also built the building, which means the objects in the rooms and the architecture they sit inside are working toward the same intention. The Corten steel, the butterfly roofs, the clerestory windows, the bocce court, and the communal fire pits in the courtyard are all specific decisions that add up to a compound that has a point of view. The Michelin Guide describes it as 'pure 21st-century Palm Springs.' This is accurate.

What Guests Love
- The 16 Patio rooms each have a private outdoor fireplace and patio facing the pool. In Palm Springs autumn and winter, the private patio becomes the primary room: lighting the Modfire fireplace on a cool desert evening with the pool visible through the fence is the experience the design was built around.
- The building was designed by the same co-founder who conceived the hotel. Chris Pardo's use of Corten steel, raw concrete, and butterfly roofs produces a property that looks specific to itself rather than to a hotel design category. This is not ambient boutique, it is a resolved architectural point of view, and it holds up in person.
- Cartel Coffee Lab operates inside the compound. This is one of the more respected specialty roasters in Southern California. A legitimate espresso bar on a compound is a practical luxury in a way that an in-room drip machine is not, and guests use it as such.
Worth Knowing
- ARRIVE Palm Springs is adults-only. The minimum age for all guests is 21, without exception. If traveling with anyone under 21, the property should be contacted before booking.
- A resort fee applies to each night's stay and covers on-site parking, among other amenities. One vehicle per room is permitted in the on-site lot. Confirm the current resort fee amount when booking.
- The property is on North Palm Canyon Drive, the main commercial corridor through the Uptown Design District. The compound's interior orientation buffers street noise somewhat, but it is a central city location and street-level sound is present for rooms facing the road.
- Pets are welcome. A pet fee applies; contact the property directly to confirm current amounts and any restrictions before booking.
The Room
All rooms have a king bed in Bellino Fine Linens, a marble-accented bathroom with rain shower, Salt and Stone amenities, plush robes, a fabric steamer, automatic shades, TV, and a curated minibar. The primary distinction between room types is the outdoor space: Studio rooms have clerestory windows and pool courtyard views, while Patio rooms extend into a private outdoor living space with a Modfire gas fireplace and patio seating. A double room with two queen beds is also available with the same interior specification. ADA-accessible versions of each room type are available with roll-in showers and grab bars. There are no in-room phones; all guest communication runs through text message.
The Grounds
The compound is organized around a 42-foot heated pool with an oversize spa at one end. Private shade cabanas are available around the pool perimeter. Communal fire pits with lounge seating fill the courtyard between the pool and the building perimeter. A bocce court sits alongside. Complimentary bicycles are available at the entrance for the Uptown Design District, the Palm Springs Art Museum, and the neighborhoods south on Palm Canyon. Cartel Coffee Lab operates inside the compound at street level with espresso drinks and cold brew. Ice Cream Shop(pe) is adjacent. Palm Canyon Swim and Social, the poolside restaurant and bar, serves an all-day menu with weekend programming. On-site self-parking is available; a resort fee applies and covers parking among its inclusions.
The Experience
At ARRIVE Palm Springs the routine builds around the pool and the desert hours around it. Mornings start at Cartel Coffee Lab. The afternoon belongs to the 42-foot pool, the bocce court, or a bike ride up Palm Canyon toward the Uptown galleries. Patio room evenings begin with the Modfire fireplace lit at dusk, the desert cooling down, the pool visible through the patio fence. Check-in is a welcome drink at the bar, after which staff communicate by text rather than telephone. Brandon at the pool is named in review after review as the person who made a stay feel worth returning for. Friday programming at Palm Canyon Swim and Social, including drag bingo with Norma Lee High, draws a crowd from outside the hotel. Indian Canyons and the Palm Springs Aerial Tramway are six and five miles from the compound.
